PARTY WALL - REMOVAL OF INTERNAL CHIMNEY BREASTS AND CHIMNEY STACK

Property Type: Recently renovated semi-detached 1930s property.

Work Type: Removal of internal chimney breasts and external chimney stack.

We were appointed by the Building Owner to notify the Adjoining Owners of the proposed works. The Adjoining Owners' property was a recently renovated 1930s semi-detached house based in the Pinner area within the London Borough of Harrow, close to Eastcote, Northwood and Ruislip.
Following discussions with the Adjoining Owners regarding the proposed works and the options available to them under the Party Wall etc. Act 1996. The Adjoining Owner chose to appoint us to act as their Agreed Surveyor.
Following a site visit to carry out the Schedule of Condition, our Party Wall Surveyors prepared the Party Wall Award which was served in a timely manner, allowing the Building Owner to proceed with his works and all neighbourly relations maintained.
Whilst the removal of the chimney stack is not notifiable under the Party Wall etc. Act 1996, the owners agreed to sign a private agreement consenting to the removal of the stack which was included within the final Party Wall Award.
