We were recently surveying a large property in Chelsea where there was a very decorative staircase with open treads but at the bottom of the staircase there was a full height glazed partition leading into the porch area. Firstly we observed that there was no handrail at the bottom of the stairs and secondly that the glazing was less than 1 m away and had not been toughened. We deemed this to be a very serious health and safety risk at the property.
Tayross Chartered Building Surveyors also uniquely carry out a PowerPoint presentation of the survey where all the elements are examined in detail with multiple photographs from different angles, these are all included on large photo slides which instantly gives the buyer a good overall picture of what they are buying into.
We also identify short-term and long-term costs so that the buyer gets to work out costings for immediate defects and others for life-cycle defects.

We advise on future build issues such as building near drains, 'party walls etc. act' and statutory requirements for new extensions. Sometimes this can save the buyer quite a lot of money when we suggest ways that they can monopolise the party wall procedures to their advantage.
