We are often asked at Tayross Associates to act for lessees whose lease has come to an end and they are faced with an extortionate bill for the reinstatement of the property prior to leasing. Some of the clauses within these lease agreements can be quite onerous and the lessee can be held to ransom.
We at Tayross associates in preparing the schedule always look at it from a very pragmatic angle and bring some practicality and reasonableness to the agreement. We negotiate on behalf of our clients (lessee) with their landlords to ensure that the bill for the reinstatement of the property is reasonable, in accordance with the lease. We also ensure that all of the costings provided to the items listed within the dilapidation are accurate and reflect the items true value.
We are normally able to save our clients thousands of pounds when undertaking a Scott's Schedule on their behalf. We offer a low fee for doing the schedule and are motivated by a small percentage incentivised remuneration for the amount of money that we save our clients.
