Tayross chartered building and party wall surveyors get involved with the largest collection in London of science fiction books in a Caledonian Road N1 1DR basement library.

In January 2022; Tayross was involved in a party wall project in Caledonian Road. Part of this project contained one of the largest collection of science fiction books in London which needed our specialist advice.

We advised the building owner who was carrying out the building works adjacent to the library on the other side of the party wall in the following way:

Liaise closely with the collectors (Owners of the books).

Put special protection measures in place such as;-

Exercise extreme caution when removing the floor adjacent to the party wall. Check what is in the floor and on the other side of the wall before causing any vibration. These can be things like concealed pipes.

Advised that the books should be covered with a thin plastic polythene sheeting as discussed with the Adjoining Owner to encapsulate each freestanding bookshelf.

Advised to possibly install a wet monitoring system to give a warning of any leaks coming into the library.

A method statement will be required on the removal of the floors adjacent to the party wall at basement level in order to minimise any transmittal of vibration through the party wall.
