The 8 bedroomed / Chambres secluded property - set within its own grounds in beautiful matured landscaped gardens.

The main property is set out over four levels, with 4 of the bedrooms within a mansard roof with dormers front and rear. Sleeping accommodation is on the two top levels, with reception and kitchen on the upper ground. There is a large basement which is currently being used as for boiler plant and storage rooms.

We found serious issues during our survey, please see link below; but with our advice, these were not insurmountable for the clients having been explained in plain; such as structural and damp damage caused to adjacent properties by three large Birch trees at the rear and front of the property. Damp walls, external structural stair and suspended concrete floor issues and poor insulation standards. just one of our unique selling points is the fact that we do a PowerPoint presentation of the serious Defects found in a very clear and easy-to-understand manner. This easy-to-read and understand presentation is accompanied by a summary call a steam table at the end of the report. This enables the buyers to get an overall picture and make an informed decision.

The buyers were intending to remodel and extend the property and we were very much involved by giving good advice; from the design, coordination, planning and programming stages, through to costing/budget and controlling of the project from beginning to end. I offered some very helpful advice on retrospective insulation, services and likely remedial costings.

It's difficult when buying abroad to get advice, that is clear and easy to comprehend from an English perspective. The French conveyancing procedure is very different from that in the UK. In fact, my clients informed me, that very few of their colleagues in a similar situation had bothered to have a RICS structural detailed building survey carried out. They relied purely on the report prepared for the seller's property by their Surveyor.
