Behind the Facade: Surveying a Historic Home in Orme Square, W2

Surveying a Historic Gem in Orme Square, W2: Damp, Roofs, and Drones in Prime London
We recently had the privilege of conducting a Level 3+ building survey on a prestigious residence in Orme Square, W2 — a quiet and refined enclave on the north side of Kensington Gardens in the City of Westminster. This elegant private square is home to some of London’s most architecturally distinctive properties, and the house we inspected was no exception: a grand, early 19th-century building that retains much of its classical charm.
A Closer Look: Level 3+ Survey with Targeted Diagnostics
The client requested a comprehensive survey, with particular focus on a wine cellar where damp ingress had become a concern. Using detailed inspection techniques and diagnostic tools, we identified the likely causes — including localised groundwater seepage and insufficient tanking.
Our recommendations included a costed plan for:
- Internal waterproofing systems (e.g. cavity membranes)
- Improved ventilation solutions
- Reinstatement of affected finishes
General Structural Condition
Overall, the structure was in good condition, as is typical of well-maintained properties of this age and calibre. However, we did identify issues with the roof covering and rainwater systems. Aged lead flashings and patch repairs showed signs of wear, and we advised that proactive maintenance be carried out to prevent further water ingress and long-term damage.
Services and Modern Installations
The property’s services told a mixed story. While some systems had been updated, others — including the electrical and heating systems — showed signs of ageing. Concerns included:
- Outdated control infrastructure
- Inconsistent servicing records
-Damp-related corrosion at lower-level service points
These findings were detailed in our report, along with budget estimates to support the client’s financial planning.
Innovation in Action: Drone-Assisted Roof Surveying
Surveying the upper levels of properties in gated or architecturally sensitive areas like Orme Square can be challenging. In such cases, traditional roof access methods may not be feasible or may require costly scaffolding.
Where legal and airspace permissions allow, we now offer drone-assisted inspections to provide high-resolution imagery of rooftops, parapets, chimney stacks, and other inaccessible elements. Although limited access by ladder was available during this survey, we demonstrated how drone technology could further enhance a buyer’s understanding of the asset—efficiently and non-invasively.
A More Informed Purchase
The client was highly satisfied with the depth, clarity, and value of our survey. The bespoke reporting, particularly on the wine cellar and roof condition, gave them the confidence to proceed with the purchase, armed with a clear view of current issues, potential liabilities, and remedial strategies.
