Permitted Developments

Thursday 28th November 2024

Under the UK’s permitted development rights, the size of your garden does influence the allowable size of a rear extension for a terraced property. Key considerations include:

Coverage Limitation: Extensions and other buildings must not cover more than 50% of the land surrounding the “original house” (as it stood on July 1, 1948, or as built if after this date). This means the combined area of all extensions and outbuildings cannot exceed half of your property’s total curtilage, excluding the original house’s footprint.

Extension Depth: For terraced houses, a single-storey rear extension can extend up to 3 meters beyond the original rear wall under permitted development. This limit can increase to 6 meters through the prior approval process, which requires notifying the local planning authority and potentially consulting with neighbours.

Height Restrictions: The extension’s height must not exceed 4 meters. If the extension is within 2 meters of a boundary, the eaves’ height cannot exceed 3 meters.

Therefore, while the size of your garden doesn’t directly limit the extension’s depth, it does affect the total permissible coverage of your property’s land. Ensuring that the combined footprint of all extensions and outbuildings does not exceed 50% of your garden area is crucial to comply with permitted development rights.

For detailed guidance, refer to the Planning Portal and consult your local planning authority to ensure compliance with all regulations.
